The main reasons
Home Information Packs were introduced are: |
|
|
|
Introduction,
under EU directive, of Energy Performance
Certificates to grade all homes in UK for
energy efficiency |
| |
|
|
Current UK
house buying process is the longest in Europe
at 81 days |
| |
|
|
Nearly £1
million is wasted every day on valuations
and searches when property sales fall through |

|

|
To deter
Speculative sellers ‘dipping their
toe’ and wasting everyone’s
time |
|
|
|
|
| In 2006 figures from DCLG
show that the house buying process in England
and Wales takes 81 days from acceptance of offer
to exchange. By preparing and documenting all
property information up front, in the form of
a Home Information Pack, property sellers will
then be ready to place their property on the market
with complete peace of mind in the knowledge that
they are fully prepared.
The Great Oak HIP
solution will help to speed up this process.

| A completed HIP will help
speed up property sales and lead to more fluent
process. A HIP will stop buyers and sellers having
to endure frustrations and anxieties due to current
procedures and will help reduce the barrage of
telephone calls to estate agents and solicitors,
to find out what’s happening with their
sale.
Many people have experienced bitter disappointed
when a property sale has fallen through at the
last minute due to problems along the house buying
chain. How many have lost the home of their dreams,
due to complex long drawn out procedures between
estate agents, solicitors and land registry and
worst still, insincere ‘buyers’ who
turn out to be time wasters?
To help meet EU directive for energy efficiency
(including carbon omissions) all UK home sellers
will be required to comply with the new HIP process
to encourage a more 'eco friendly' environment.
The HIP will also contain a Home Condition Report
but as an authorised voluntary document rather
than a mandatory item. How many have bought a
house that, in time, turned out to fall short
of expectations for example fuel consumption due
to inadequate systems or damp spots that did not
show in the valuation survey? |
|
| Great
Oak HIP will help to alleviate these kinds of
problems.
|
|
Completed Home Information
Pack’s will help to stop grievances and
will increase consumer confidence, because all
required data will be gathered prior to the property
going onto the market. This will ensure that everything
is in place and ready for sale, as opposed to
clients simply ‘hoping’ that everything’s
going to be fine and go through ok.
The HIP will deter speculative sellers from ‘dipping
their toe in the water’ and wasting consumers
and estate agents’ time. |
|
| DID YOU KNOW? |
|
Nearly £1
million per day is ‘wasted’ on valuations
and searches when property sales collapse. An
incredible 30% of property sales currently fall
through. By implementing a Home Information Pack,
these figures will be drastically reduced, which
has to be of benefit to all.
The Home Information Pack will contain all searches,
an energy performance certificate so problems
can be highlighted before an offer is made. Plus
a home condition report (initially on a voluntary
basis) |
