Why HIP?

In 2006 figures from DCLG show that the house buying process in England and Wales takes 81 days from acceptance of offer to exchange. By preparing and documenting all property information up front, in the form of a Home Information Pack, property sellers will then be ready to place their property on the market with complete peace of mind in the knowledge that they are fully prepared.

A completed HIP will help speed up property sales and lead to more fluent process. A HIP will stop buyers and sellers having to endure frustrations and anxieties due to current procedures and will help reduce the barrage of telephone calls to estate agents and solicitors, to find out what’s happening with their sale.

Many people have experienced bitter disappointed when a property sale has fallen through at the last minute due to problems along the house buying chain. How many have lost the home of their dreams, due to complex long drawn out procedures between estate agents, solicitors and land registry and worst still, insincere ‘buyers’ who turn out to be time wasters?

To help meet EU directive for energy efficiency (including carbon omissions) all UK home sellers will be required to comply with the new HIP process to encourage a more 'eco friendly' environment.

The HIP will also contain a Home Condition Report but as an authorised voluntary document rather than a mandatory item.
