What Is In A HIP?

A Home Information Pack (HIP) is a document that contains all required information about a property to be sold, prior to marketing/sale.

Although not mandatory, Great Oak provides Free Floor Plans to assist with the sale of the property.**

Plus a Home Condition Report based on a professional survey of the property: This will initially work on a voluntary basis. Each home will have to be inspected and a Home Condition Report prepared, before a property is marketed for sale.

Home Inspectors work in accordance with rules specified by the Government approved certification scheme and under the National Occupational Standards.

Home Condition Report

 

The Home Condition Report is made up of several segments. Each segment needs to be completed fully and the finished document signed off by a Home Inspector. The content of the Home Condition Report is a mix of information similar to that in the old valuation survey, known as ‘level 2’ inspection, RICS Homebuyer Survey and Valuation (HSV) and a full structural Building Survey, level 3.

Home Inspectors will be required to work in accordance with rules specified by the Government approved certification scheme and under the National Occupational Standards and all properties irrespective of size will need to have a Home Condition Report completed. HCR is currently a non-mandatory item, although this is subject to change.

Designed to be easy to understand and simple to complete, the Home Condition Report will be of standard format but will allow for built-in flexibility to accommodate all sizes and types of properties from a studio flat, to a 'listed' country mansion.
